A floor coating is only as good as the concrete under it.
Most coating failures we see around Chandler have nothing to do with the product on the label. They come from a slab that was acid-etched instead of ground, a base coat that never soaked in, or a topcoat that couldn't handle the sun pouring through an open garage door.
That's why every job starts the same way, whether it's a 400-square-foot garage in Fulton Ranch or a 20,000-square-foot warehouse off the Price Road corridor. We measure moisture, map cracks and old sealers, and diamond-grind the surface to open the pores of the concrete. Only then do we choose the coating system — epoxy, polyurea, polyaspartic or a hybrid — that fits how you'll actually use the space.
The result is a seamless, easy-clean floor that shrugs off hot tires, oil drips, pool chemicals and the fine desert dust that finds its way into every Arizona garage. It looks great on day one, and it's built to look nearly the same years later.

Explore serviceWhat makes a Chandler floor different
Concrete in the East Valley lives a harder life than it does in milder climates. These are the six conditions we design every floor around.
Extreme surface heat
Summer air temperatures pass 110°F, and a west-facing garage slab can run hotter still. Coatings expand, contract and soften with that heat, so we favor flexible base coats and high-heat-tolerant topcoats.
Hot-tire pickup
Tires coming off July asphalt can bond to a weak coating and peel it up when you pull out. Proper grinding and a penetrating primer are the real fix, not a thicker layer of paint.
Monsoon dust & grit
Haboobs push fine dust under every door. That grit acts like sandpaper on soft finishes, which is why we build up a hard, abrasion-resistant topcoat and prefer textures that hide dust between sweeps.
Hard water & pool chemicals
Chandler's mineral-heavy water leaves spots, and pool chlorine and acid splash onto patios. Chemical-resistant topcoats keep those from etching or staining the surface.
UV exposure
Low winter sun shines deep into open garages and across patios. Aromatic epoxies can amber under UV, so anything that sees daylight gets an aliphatic polyaspartic or polyurea topcoat.
Slab movement & cracks
Expansive soils and big temperature swings open hairline cracks over time. We repair them before coating and leave true control joints able to move so cracks don't telegraph through.
Desert-tough floors, installed by people who live with this heat too.
We work across Chandler every week, from the older ranch homes near downtown to new builds out by Chandler Heights. We know which subdivisions have post-tension slabs, which builders sealed their garages, and which afternoons are too hot to roll a coating outside.
Epoxy vs. polyaspartic vs. polyurea
These three resin families get lumped together as "epoxy floors," but they behave very differently in the Arizona sun. Here's the honest comparison we walk through at every estimate.
| Property | Epoxy | Polyaspartic | Polyurea |
|---|---|---|---|
| Best role | Thick build coats, metallic designs, indoor commercial floors | UV-stable topcoats and fast one-day systems | Flexible, high-bond base coats |
| UV stability | Can amber in direct sun | Excellent — stays clear | Excellent when aliphatic |
| Cure speed | Slow; usually multi-day | Fast; walk-on in hours | Very fast; short working time |
| Flexibility | Rigid | Moderate | High — handles thermal movement |
| Heat tolerance | Good indoors | Very good | Very good |
| Typical Chandler use | Metallic floors, interior rooms, shops | Garage and patio topcoats | Garage base coats, patios |
In practice, most Chandler garages get a hybrid: a polyurea or epoxy base for bond and thickness, a full flake broadcast, and one or two polyaspartic topcoats for UV and abrasion resistance. Interior metallic floors that never see sunlight can stay all-epoxy for maximum depth.
Anatomy of a coating system that lasts
A finished floor looks like one smooth surface, but it's really four distinct layers, each doing a specific job. Understanding them makes it much easier to compare quotes.
- The prepared slab. Diamond grinding leaves a profile roughly like medium sandpaper. That texture, plus clean, open pores, is what everything else grips. Skip it and even the best resin is just sitting on top of dust and old sealer.
- The base coat. A penetrating epoxy or polyurea primer wicks into the concrete and cures inside it. It handles adhesion, bridges tiny surface flaws and, on flexible systems, absorbs the expansion and contraction of a slab that swings from cool winter nights to blazing afternoons.
- The design layer. This is where your look lives: a full broadcast of vinyl flakes, a hand-worked metallic pigment, quartz granules for heavy grip, or a solid pigmented color. It also adds thickness and impact resistance.
- The topcoat. One or two clear, UV-stable coats seal in the design, set the gloss level and texture, and take the daily abuse — hot tires, dragged coolers, dropped tools, chemicals and grit. When a floor eventually needs refreshing, this is the layer we renew.
When you compare estimates, ask each installer how they'll prep the slab, which resin goes in each layer, and how many coats you're getting. Two quotes that both say "epoxy floor" can describe completely different floors.

Our seven-step installation process
No shortcuts, no acid-etch "prep," no surprise add-ons. Every step happens in the same order on every job, so you know exactly what's happening in your garage or building and why.
Garages typically move from step one to step seven in a single day. Larger commercial and warehouse floors are phased so your business can keep operating around us.
Start with a free estimateInspect & test the slab
We check moisture vapor, look for old sealers, paint and adhesives, and map every crack and spall. Concrete that's holding moisture gets a vapor-tolerant primer; sealed concrete gets extra grinding.
Protect the space
Walls, cabinets and door bottoms are taped and masked. In occupied homes we set up dust control and keep the work zone contained to the area being coated.
Diamond-grind the concrete
Industrial grinders with HEPA vacuums open the surface to a consistent profile, removing laitance, curing compounds and contamination so the coating can grip the concrete itself.
Repair cracks & spalls
Cracks are chased, filled with a semi-rigid repair material and ground flush. Pitted areas and old anchor holes are patched so the finished surface is smooth and uniform.
Prime & build the base coat
A penetrating base coat soaks into the freshly ground slab and locks in. This layer does most of the bonding work and sets the color foundation for flake, metallic or solid finishes.
Broadcast & design
For flake floors we broadcast chips to refusal, then scrape and vacuum the excess. Metallic floors are manipulated by hand to create movement, depth and veining that's unique to your space.
Seal & walk-through
One or two clear topcoats lock everything in and set the texture and gloss. We finish with a walk-through, care instructions and the timeline for foot traffic and vehicles.
Pick a look. We'll engineer the floor underneath it.
Every finish below can be built on the same tough base system. The difference is how it looks, how it hides dust, and how much grip you want underfoot.

Metallic epoxy
Liquid, marbled movement with mirror-like gloss. A showpiece for garages, game rooms and retail floors.

Decorative flake
The everyday favorite: textured, forgiving and great at hiding desert dust.

Clean-line garage
Light, bright and easy to keep spotless.

High-gloss solid
Shop and service floors that bounce light.

Textured patio
Cooler colors, real slip resistance.

Why a store-bought kit rarely survives a Chandler summer
Garage kits from the big-box store are mostly water-based epoxy, roughly a few mils thick, applied over concrete that's been washed with a mild acid. In a mild climate that can hold up for a while. Here, the first hot July afternoon often tells a different story: the tires you parked after a drive down the Loop 202 soften the coating, bond to it, and pull it up in perfect tire-shaped patches.
A professional system is different in three ways that matter. First, the prep — diamond grinding removes the weak top layer of concrete and gives the coating a real profile to lock into. Second, the materials — 100% solids or high-solids resins that build many times thicker than a kit. Third, the topcoat — an aliphatic polyaspartic that won't yellow in sunlight and resists the abrasion of monsoon dust.
We don't say that to knock DIY. If you're coating a small storage room that never sees a car, a kit may be all you need. But for a garage you park in, a patio in full sun, or any commercial floor, the prep and chemistry are what you're really paying for.

Simple care for a floor that lasts
Coated floors are low-maintenance, but Arizona dust and hard water still call for a little routine. Dust-mop or sweep weekly — the fine grit that blows in during monsoon season is the main thing that dulls a topcoat over time. Wash every month or two with warm water and a pH-neutral cleaner, then squeegee toward the door so mineral spots don't dry on the surface.
Wipe up oil, brake fluid, pool acid and fertilizer when you see them. Our topcoats resist these chemicals, but none of them should sit for days. Use furniture pads under heavy gym equipment and a plywood sheet under jack stands or motorcycle kickstands in the heat of summer.
Most residential floors never need more than that. High-traffic commercial floors can be refreshed with a new topcoat years down the road without starting from scratch — another reason we build every system in layers.

Floor coating questions we hear every week
How long does a garage floor coating take in Chandler?
Most two-car garages are prepped and coated in one day with a polyaspartic or polyurea system. You can walk on it the next morning and park on it after roughly 24 to 48 hours, depending on temperature and the topcoat used.
Will hot tires lift my coating in an Arizona summer?
Hot-tire pickup happens when tires heated by asphalt soften a thin, poorly bonded coating. Diamond-ground prep, a penetrating base coat and a polyaspartic topcoat are designed to prevent it, which is why we never skip the grinding step.
Is epoxy or polyaspartic better for a Chandler garage?
For most Chandler garages we recommend a hybrid: a polyurea or epoxy base for bond and build, finished with a UV-stable polyaspartic topcoat. Pure epoxy is excellent indoors but can amber in sunlight that reaches the front of the garage.
Do you repair cracks before coating?
Yes. Cracks and spalls are chased out and filled with a semi-rigid repair material, then ground flush. Moving control joints are typically honored rather than filled solid so the slab can still move.
What does a garage floor coating cost in Chandler?
Pricing depends on square footage, slab condition, the system and the finish. After an on-site visit we give a written, line-item quote so you can compare systems side by side.
Can you coat an outdoor patio in direct sun?
Yes, with UV-stable aliphatic products such as polyaspartic, a lighter color palette that stays cooler, and a textured broadcast for slip resistance near pools and doors.
How do I clean my new floor?
Sweep or use a dust mop for the fine desert dust, then wash with a pH-neutral cleaner and a soft mop or squeegee. Avoid citrus or vinegar cleaners that can dull the topcoat over time.
Do you work outside Chandler?
Yes. Along with every Chandler ZIP code we regularly install floors in Gilbert, Mesa, Tempe, Sun Lakes, Queen Creek and the Ahwatukee side of Phoenix.
Let's look at your floor together.
We'll come out, measure, test the slab for moisture, show you real flake and metallic samples in your own light, and leave a written, line-item quote. No pressure and no obligation — just a clear plan for a floor that holds up to Chandler.
